The architectural concept of the hotel and office complex is grounded in the idea of urban revitalization and the creation of an active, functionally rich environment within a district of Lviv. The primary goal of the complex is not only to meet the functional needs of business and tourism but also to shape a contemporary urban space that fosters local economic development and enhances the quality of life for residents. Located in a strategically important area — at the intersection of Kleparivska and Yeroshenka Streets — the complex is envisioned as a new urban landmark that balances architectural restraint with a strong spatial presence. Its spatial and functional design aims to strengthen the district’s role within the broader urban fabric of Lviv by establishing a vibrant, integrated, and people-oriented environment.

Functional Diversity

The complex consists of two hotel buildings and an office center, together forming a multifunctional environment. This approach encourages continuous activity within the district — with office operations during the day and hospitality and retail functions in the evening.

Transport Integration

A two-level underground parking facility ensures convenience for both employees and visitors, reducing the load on the street-level infrastructure. The renovation of the existing gas station and optimization of traffic flows improve connectivity within the roundabout area, which serves as a key transportation hub.

Urban Space Quality

Green, accessible rooftop terraces are designed atop the buildings, serving as recreational zones — spaces for relaxation, events, and informal gatherings. These elements extend the complex’s public realm vertically and contribute to the creation of a vibrant urban atmosphere.

Architectural Language and Contextual Integration

The architecture of the complex is minimalist and restrained, allowing the buildings to harmoniously blend into the surrounding urban fabric near the city center. At the same time, the façades retain a distinct identity through carefully selected colors and materials. The orientation of the volumes is deliberately planned to preserve key visual corridors and frame prominent viewpoints of Lviv.

A Focal Point at the Intersection

The complex establishes a new architectural accent at the corner of Kleparivska and Yeroshenka Streets — creating a contemporary visual landmark that complements rather than competes with the historic context, while adding a modern layer to the urban landscape.

Urban Context and Spatial Formation

The hotel and office complex is located in the Shevchenkivskyi district of Lviv, at a prominent intersection of Kleparivska and Yeroshenka Streets — a point with the potential to become a new urban landmark at the threshold between the historic city center and peripheral areas. Its proximity to Lviv’s old town, major transportation arteries, and the SKA stadium defines the site’s dynamic character and highlights the need for a thoughtful urban transformation.

The morphology of the complex provides a clear yet sensitive architectural response to the complexity of its urban surroundings. The volumetric and spatial composition is based on a balanced interplay between built density and openness of public spaces. The arrangement of the two hotel buildings and the office center integrates seamlessly into the existing urban grid, forming a new gateway node to the district. The stylobate level unifies the volumes into a coherent architectural ensemble, creating a vibrant public realm — a place for encounters, commerce, and social interaction.

Urban Context and Spatial Formation

The master plan envisions the integration of the complex into the urban fabric through the optimization of pedestrian and vehicular flows, the creation of accessible public space, and efficient zoning. The renovation of the existing gas station and the reorganization of the traffic interchange at the roundabout not only reduce congestion but also enhance overall mobility within the district.

Given its proximity to the historic center, the project addresses issues of scale, panoramas, and urban silhouettes with care. From the upper floors of the hotel buildings, panoramic views of Lviv unfold — offering a unique spatial experience where the city’s historic legacy blends with contemporary architectural expression.
