The architecture of the N69 Residents mixed-use complex was designed as a new value-driven landmark for the urban environment. This development integrates comfortable housing, an office center, and commercial infrastructure. The main idea was to transform Navrotskoho Street into a fully-fledged residential space that fosters vibrant city life. N69 Residents will serve as a catalyst for the further development of this part of Lviv, making it modern and comfortable for residents.
The residential complex is located in an area undergoing transformation from a former industrial zone into a modern urban space. Construction here follows a detailed territorial plan that includes infrastructure upgrades, the development of new roads, and zoning adjustments. N69 Residents is an integral part of this process, contributing to the creation of a harmonious urban environment.
The main challenge was to create a modern and balanced architectural composition that seamlessly integrates into the urban landscape. The complex consists of residential buildings ranging from 7 to 10 stories, positioned on a podium that houses commercial spaces. A 15-story office tower serves as the architectural focal point of the project.
The façade composition and materiality are built on contrast: some buildings feature dynamic wooden cladding with expressive volumetric elements, while others are finished with natural-colored aluminum composite panels that reflect the texture and tone of metal, offering a more restrained and structured aesthetic. Special attention was given to glazing — its graphic design, proportions, and the inclusion of accent panoramic elements that emphasize the elegance of the façades.
The complex’s structure is based on a monolithic reinforced concrete frame, ensuring durability and reliability. The podium roof is designed as a green space. Engineering solutions include energy-efficient ventilation systems, autonomous heating, and modern fire safety systems. For residents’ and visitors’ convenience, the project features a two-level underground parking garage.
N69 Residents plays a key role in transforming the area, making it more attractive for living and working. The complex introduces a new pedestrian plaza in front of the office center, enhancing both walkability and transport accessibility. Green spaces, public areas, and commercial infrastructure create a vibrant environment that fosters both comfortable living and social activity.
