The reconstruction of the former warehouse building involved a fundamental change in the function of the structure and its adaptation to the new territorial context.
The primary functional focus of the project is the creation of office spaces, complemented by the necessary supporting infrastructure, including a café.
The location within a regulated development zone adjacent to architectural heritage sites imposes strict constraints; therefore, the building retains its original geometric characteristics. The façade materials and composition reflect the building’s industrial past, while accents using glass blocks directly reference the predominant wall material prior to reconstruction.
As a result of an on-site assessment, it was determined that the building has the potential to accommodate a second floor within its existing volume.

The office building is located in Lychakivskyi District of Lviv, on Bohdana Khmelnytskoho Street. The project site is part of a large-scale rethinking of the Pidzamche district, specifically its civic sub-center. The area borders the historic urban fabric and the Pidzamche railway hub, which historically represented a significant advantage for its industrial development.
The building adjoins the Celecki Palace and is part of the former Almazinstrument factory. Its original function was warehouse use, which is reflected in the building’s initial architectural character, finishing materials, and structural solutions.

Key Challenges:

  • Working within the existing building volume and in close proximity to an architectural heritage site
  • Aesthetic reinterpretation of industrial architecture and its adaptation to an office function
  • The building acts as a direct continuation of its original character and, through the use of restrained façade tones, serves as a background element to the historic fabric of the block

Design Solutions:

  • The building’s façade does not face the street directly but opens onto the inner courtyard of the former factory site. As a result, there was no need for direct architectural adaptation to the street frontage.

The engineering scope included the strengthening and extension of the load-bearing structures, foundation waterproofing, roof reconstruction, and the installation of modern engineering systems to ensure comfortable and efficient operation.
