The residential building is designed as a contemporary living environment that integrates various elements of social and everyday infrastructure to create a comfortable and aesthetically appealing setting, taking into account current architectural trends. The main architectural feature of the façades is the interplay of volumes, which gives the building a distinctive character and ensures a diversity of planning solutions. The project предусматриє a spacious inner courtyard free of cars, as well as an underground parking facility that also serves as a shelter.
The residential building is part of the new contemporary residential complex Sadova Aleya, located in the northeastern part of the city. A large shopping center is currently under construction nearby; there is also a public transport stop and a spacious open parking area in close proximity.
The building is directly connected to a pedestrian promenade that links the other buildings within the complex, creating an attractive environment for walking, relaxation, and active leisure. The landscaping concept envisions a comfortable, safe, and functional environment for residents of all age groups, supported by diverse zoning. This includes pedestrian alleys, relaxation areas with benches, modern playgrounds and sports facilities, landscaping with декоративні trees, shrubs, and perennials, as well as cozy public spaces for social interaction and leisure.
The façade composition is based on a выразive пластичність об’ємів, formed through the alternation of protruding and recessed parts of the building. The protruding volumes, rising 2–3 storeys in height, emphasize key areas of the façade and create a rhythmic structure of the development. At the same time, the recessed planes add depth and enhance the building’s visual lightness.
A combination of façade materials with high performance characteristics is used, including decorative plaster systems, accent inserts, and elements that add depth and texture. The protruding volumes incorporate compact terraces and balconies integrated into the overall façade composition. These provide additional open spaces for residents without overloading the building’s appearance, while reinforcing a sense of scale and comfort within the residential environment.
The ground floor accommodates commercial spaces that activate the street level and introduce public functions. Ground-floor apartments are complemented by terraces with direct access to a уютний courtyard. Through the combination of high-quality façade solutions and well-designed landscaping, the project creates a contemporary European-standard living environment focused on comfort and the aesthetics of everyday life.
The building’s structural system is a rigid reinforced concrete flat-slab frame. This contemporary structural solution ensures high reliability, durability, and flexibility of interior layouts.
The residential complex is designed in accordance with modern standards of comfort, energy efficiency, and safety. The building features автономне heating based on individual gas boilers, allowing residents to independently regulate the indoor microclimate. Natural ventilation in apartments and commercial spaces ensures healthy air exchange, while the underground parking is equipped with an efficient mechanical system featuring reliable explosion-proof fans.
A stable water supply is ensured through connection to the municipal network, supported by Wilo pumping equipment and резерв water storage tanks. The power supply system is designed with a high level of reliability, including two independent inputs and automatic backup, ensuring uninterrupted operation of critical systems.
Special attention is given to safety: the building is equipped with smoke extraction systems, automatic fire suppression, and gas detection systems. Part of the underground level is adapted as a dual-purpose space with shelter functions, providing additional security and resilience in various situations.
